Launched under the firm’s Bharat Value Fund series, the fund aims to apply private equity-style rigor to India’s maturing real estate market, targeting execution-ready projects in high-growth corridors and major urban centers.

Backed by prominent institutional investors—including sovereign fund-of-funds and leading family offices—the Bharat Bhoomi Fund builds on the established track record of the Bharat Value Fund platform. With a focus on visibility, collateral backing, and tangible assets, it positions real estate as a resilient complement to equity and private markets across market cycles.

Madhu Lunawat, Founder and Director of The Wealth Company Asset Management, said, “In an era where capital allocation is becoming increasingly discerning, the appetite for real assets that deliver tangible outcomes is stronger than ever. The Bharat Bhoomi Fund is our response to that shift—anchored in discipline, driven by data, and backed by deep sector expertise.”

The fund is led by seasoned professionals Rakesh Kumar and Bhavya Bagrecha. Kumar brings experience from over 50,000 real estate transactions and leadership roles at Shell, Walmart, and Reliance. Bagrecha, who introduced India’s first REIT-style fund under SEBI’s VCF regulations, has executed over ₹2,500 crore in institutional real estate investments. Supporting the team is Peter Sharp, former head of Walmart’s Asia real estate operations, who joins as senior advisor with over three decades of global experience.

The Bharat Bhoomi Fund will follow a diversified capital allocation strategy—investing across data centers, warehousing, hospitality, and renewable energy parks—aligned with India’s infrastructure, digital transformation, and sustainability goals. It will also focus on mid-to-premium residential, retail, plotted villas, and mixed-use developments in key urban hubs including Mumbai (MMR), Delhi-NCR, Pune, Bengaluru, Chennai, and Hyderabad, alongside infrastructure-led corridors and plotted developments.

With a robust pipeline of approximately 1,200 acres across six key projects, the fund will target assets with clear land titles, regulatory readiness, and early exit visibility—enabling swift and disciplined capital deployment.
