Navin’s forays into plotted development

Chennai-based real estate developer Navin’s has entered the plotted development segment, expanding its residential offerings amid a growing preference for land-led homeownership.

The announcement was made at the company’s 37th anniversary celebration, themed ‘Beyond 37 – Past, Present & Future’, in Chennai.

The company said the entry into plotted development will give customers greater flexibility to plan and build homes according to their individual requirements. The company also sees the segment as an opportunity to cater to changing preferences for personalised living spaces and planned neighbourhoods.

“As Chennai continues to grow, we are seeing a clear shift in what people want from real estate. There is a growing interest in owning land, not just as an investment, but as something that gives people the freedom to build a home in a way they envision it,” said Navin Kumar, Managing Director, Navin’s.

He added the company would bring the same focus on trust, quality and a customer-first approach into the new segment, with an emphasis on creating well-planned communities where customers have the freedom to build and live according to their requirements.

According to Sanjay Chugh, Director and City Head, Anarock Property Consultants, the entry comes as Chennai’s plotted-development market continues to see healthy demand, although buyers are becoming more discerning about location, connectivity, approvals and pricing.

“We are also seeing a gradual shift from purely investment-led purchases towards end-users and younger families buying land for future self-construction,” Chugh said.

Over the next three to five years, he expects the OMR–Kelambakkam–Thiruporur corridor to remain attractive, supported by the IT ecosystem and improving metro connectivity.

Chugh also expects the Poonamallee–Thirumazhisai–Sriperumbudur–Oragadam belt to benefit from its manufacturing, electronics and logistics employment base. The GST Road–Guduvanchery–Maraimalai Nagar–Singaperumal Koil corridor, meanwhile, is likely to continue gaining from established infrastructure and industrial growth.

He also identified the Outer Ring Road stretch from Vandalur to Pattabiram as another corridor to watch.

Going forward, plotted demand will increasingly follow employment and infrastructure rather than speculation alone,” Chugh said.

With land values already elevated across several suburban markets, developers will need to focus on customers’ affordable ticket sizes rather than simply adding margins to acquisition and development costs, he noted.

Smaller, efficiently planned plots in the 800–1,200 sq ft range could become increasingly relevant, Chugh highlighted.

Developers would also need to leave sufficient appreciation potential for buyers. “If peripheral plotted prices begin approaching the cost of apartments or villas in established locations, the investment proposition weakens considerably,” Chugh said.

For investors, plots are predominantly a capital-appreciation product rather than a rental-yield product, making visible growth catalysts such as Metro connectivity, highways, employment hubs or industrial development important, he noted.

“The sustainable model will therefore be correct land acquisition, efficient development, realistic margins and faster inventory churn rather than pricing in all future appreciation upfront,” Chugh explained.

Navin’s said it has delivered 130+ projects over its 37-year journey and built homes for 3800+ families.
